Can I build on rustic land in Moita?

Uses and land classes

O regulamento define classes de solo e usos dominantes em cada uma, indicando admissibilidades e incompatibilidades e regime específico para atividades económicas e equipamentos; alguns usos condicionados por REN/RAN, redes e zonas de risco.

  • Espaços agrícolas, naturais, industriais, turísticos, equipamentos, infraestruturas, aglomerados rurais e edificação dispersa com usos e condicionamentos específicos para cada categoria.(art. 9)
  • Atividades económicas sujeitas ao RERAE e à deliberação em conferência decisória; legalizações e ampliações condicionadas a pareceres e parâmetros urbanísticos.(art. 5)

Building capacity and parameters

O regulamento estabelece índices (IUS, IUSL, IOS), IUS médio por UOPG e parâmetros como IUS máximos, número de pisos, alturas de fachada, áreas máximas de anexos e condicionamentos para diferentes categorias urbanísticas.

Procedures and execution

O regulamento prevê instrumentos e procedimentos de execução e legalização, processamento de UOPG, exigência de estudos, projetos e pareceres, e regimes para legalização de atividades económicas e construções não licenciadas.

O regulamento adopta conceitos técnicos e definições formais para índices, áreas, edifícios e UOPG, que servem de base à aplicação das normas urbanísticas.
