Uses and land classes

O regulamento define os usos admitidos por categorias de solo e subcategorias, incluindo condições temporais ou de compatibilidade; admite usos agrícolas, industriais, turísticos, equipamentos e usos de recreio conforme a categoria.

  • Aglomerados rurais admitem habitação, terciário, turismo em solo rústico, recreio e lazer, equipamentos coletivos, agroindustrial e indústria tipo 3, com possibilidade de habitação com comércio no rés-do-chão.(art. 1-N)
  • Espaços florestais (mistos e de proteção) admitem obras e instalações de apoio à atividade florestal, pecuária compatível, turismo em solo rústico e estufas conforme regulamento.(art. 1-O)
  • No solo urbano definem‑se usos dominantes e compatíveis; usos compatíveis podem coexistir até 30% da superfície e não devem inviabilizar a função dominante.(art. 58)

Building capacity and parameters

O regulamento estabelece índices, percentagens de ocupação, alturas e outros parâmetros aplicáveis por categorias e operações urbanísticas, com variações consoante perímetros urbanos, SUOPG e especificidade técnica.

  • Operações urbanísticas integradas (ARU, projetos de interesse municipal, SUOPG/UOPG) podem beneficiar de majorações ou regimes específicos de edificabilidade mediante condições previstas.(art. 61)
